*The tenant must provide proof of tenant insurance / civil
liability ($2,000,000) during the lease term before handing
over the keys;
*No smoking of any type of tobacco inside of the
unit(cigarettes, cigar, cannabis, etc.)
*No animals, no pets.
*The lessee cannot sublease or transfer the lease without
written approval of the Lessor.
*The Lessee shall review and acknowledge the building
rules, building bylaw and declaration of coownership.
*The Lessee agrees shall be responsible for all fines
related to violation of the condo rules.
*The Lessee agrees shall not do Airbnb or any type of
short-term rental with the condo.
*The Lessee agrees to respect the condominium regulations
and will be responsible for paying for any infractions
billed to the owner during the lease;
*The Lessee and his visitors agree to respect all the
regulations of the building in which case he will have to
pay all the fines invoiced to the owner.
*The maximum number of tenants shall not exceed 3 people.
*The Lessee agrees to pay the moving costs deposit ($500)
and moving charge ($300) invoiced by the co-ownership and
to take an appointment with the administration for the date
of his/her move;
*The Lessee agrees for the deposit of $100 upon delivery of
the keys and FOB chip, the Lessee must return the keys and
FOB chip in good working order at the end of the lease to
recover his/her deposit;
The lessee can not change the lock at anytime during the
lease term.
*The first and last months of rent will be payable after
acceptance of the rental agreement;
*All the promise to lease is conditional on a third party
company for the credit check by Oligny Thibodeau and credit
check. Both should be provide or signed by the Lessee,
proof of employment and references to the satisfaction of
the owner;

Electric range, diswacher, Refrigerator, Washer and dryer, Air condition, Lighting fixtures, One garage door openner.ONE indoor Locker and ONE indoor parking.
Exclusions
electricity, heating, internet, TV and phone, moving charge and deposit for the syndicate.
